Commercial space delivered around your opening date
Offices, showrooms, warehouses and retail units — shell works through to fit-out. Commercial jobs are driven by a date: a lease start, a licence inspection, an opening. We build the programme backwards from that date and report against it weekly.
Fit-out in a live building needs more than trades. We handle landlord and building-management approvals, work to permitted hours, protect common areas and lifts, and clear waste daily so neighbouring tenants stay onside.
- Landlord and building-management approvals handled
- Works phased around occupied floors and permitted hours
- Handover pack ready for your licence inspection

How the work runs
Survey and fixed date
We survey the unit, confirm what the landlord allows, and set the programme backwards from your opening or licence date.
Drawings and approvals
Fit-out drawings are prepared and submitted to the building management, the free zone or the municipality, and civil defence where the systems are touched.
Build and services
Partitions, ceilings, flooring and joinery alongside the electrical, data, HVAC and fire-system alterations, sequenced to keep trades out of each other’s way.
Testing and opening
Systems tested and certified, space cleaned, snags closed, and the as-built pack handed over in time for inspection.
What the handover pack contains
- As-built drawings for the fit-out and altered services
- Testing and commissioning certificates
- Civil defence approvals for altered fire systems
- Equipment warranties and maintenance instructions
- A closed snag list before the final invoice
Four things that decide how a build goes
Most problems on a UAE site come from the same places: a scope nobody wrote down, a price that moves, a crew that changes every week, and a contractor who stops answering after handover. We run projects to close those gaps.
A scope you can hold us to
Quotations come as a bill of quantities with materials and brands named, so you can compare our price with anyone else’s on equal terms. Variations are priced and approved in writing before the work happens.
Our own crews on the critical trades
Concrete, blockwork, plaster and finishing are done by our own labour, not passed down a chain of subcontractors. MEP, joinery and civil-defence systems go to specialists we work with repeatedly.
One engineer, start to finish
The same site engineer runs your project from mobilisation to handover, sends weekly progress photographs, and is the person you call when something needs a decision.
Approvals and paperwork handled
Drawing submissions, permits, NOCs and inspections are managed by us, and the job ends with as-built drawings, test certificates and warranties in your hands.
Common questions
Can you work while the office stays open?
Yes. Noisy and dusty activities are kept to agreed windows, usually evenings or weekends, with dust screens and protected access routes so the business can keep running.
Do you handle the fit-out approvals?
We do — building management, free zone authority or municipality, plus civil defence where fire systems are altered. Your role is signing the drawings.
How fast can a small office be turned around?
A basic partition-and-paint fit-out can be four to six weeks including approvals. The approvals, not the building work, usually set the pace.
