Building contractors for villas, commercial units and everything that keeps them standing
Aemco Building Contracting L.L.C. builds and maintains property across Ajman, Dubai, Sharjah and the Northern Emirates. One team from excavation to snag closure, with a priced scope agreed before anyone picks up a tool.
Start with a site visit
Send us what you have and we will walk the plot or the building with you, then come back with a scope and a price.
- Plot number or building address
- Drawings, if a consultant has issued them
- The date you want to start
A contractor that finishes what it starts
Aemco Building Contracting L.L.C. is a building contracting company based in Ajman, working across the UAE on villas, commercial buildings, fit-out and maintenance. We take a project from an empty plot or a tired building through to a finished, handed-over job.
Owners come to us because the scope is written down, the price holds, and the same engineer is on site from the first pour to the final walk-through.
- Licensed building contractor, Ajman registered
- Direct crews for concrete, blockwork, plaster and finishes
- Weekly progress photographs on every project
What we build and maintain
Four services, one contractor. Most clients start with a build and stay with us for the maintenance.
General Building Contracting
Full-scope construction from excavation and structure through to finishing, MEP coordination and authority handover.
Villa & Residential Construction
Custom villas, compounds and residential buildings built to municipality-approved drawings and a fixed programme.
Commercial & Office Construction
Offices, showrooms, warehouses and retail units — shell works through to fit-out, with minimal disruption to neighbours.
Renovation & Building Maintenance
Extensions, refurbishment, waterproofing, painting and annual maintenance contracts for owners and facility managers.
The kind of work we do

Four things that decide how a build goes
Most problems on a UAE site come from the same places: a scope nobody wrote down, a price that moves, a crew that changes every week, and a contractor who stops answering after handover. We run projects to close those gaps.
A scope you can hold us to
Quotations come as a bill of quantities with materials and brands named, so you can compare our price with anyone else’s on equal terms. Variations are priced and approved in writing before the work happens.
Our own crews on the critical trades
Concrete, blockwork, plaster and finishing are done by our own labour, not passed down a chain of subcontractors. MEP, joinery and civil-defence systems go to specialists we work with repeatedly.
One engineer, start to finish
The same site engineer runs your project from mobilisation to handover, sends weekly progress photographs, and is the person you call when something needs a decision.
Approvals and paperwork handled
Drawing submissions, permits, NOCs and inspections are managed by us, and the job ends with as-built drawings, test certificates and warranties in your hands.
How a project runs
Each stage ends with something you approve before the next one starts, so there is never a surprise halfway through.
Site visit and brief
We meet at the plot or building, measure what matters and understand how you want to use the space.
Scope, BOQ and programme
A priced bill of quantities with materials named, plus a dated programme. You approve it before we mobilise.
Approvals and mobilisation
Drawings submitted, permits and NOCs cleared, site set up with hoarding, power and water.
Construction
Weekly progress updates with photographs, and one engineer you can call about any of it.
Snagging and handover
We walk the finished job with you, close the snag list, then hand over documents, warranties and keys.
Where we work
Our office and yard are in Ajman, which keeps mobilisation quick across the Northern Emirates and Dubai.
Questions owners ask first
How long does a quotation take?
Two working days for most jobs once we have walked the site. Larger buildings priced from consultant drawings take about a week, because every line of the bill of quantities is priced rather than estimated.
Do you work with my consultant and drawings?
Yes. We build to approved consultant drawings and coordinate inspections with them. If you do not have a consultant, we can point you to ones we work with regularly and manage the submission on your behalf.
How do payments work?
Against completed stages — mobilisation, structure, blockwork, finishes, handover — each certified before it is invoiced. Nothing is invoiced ahead of the work.
What happens after handover?
Every project has a defects liability period. Most owners then move to an annual maintenance contract, so the AC, plumbing and paintwork stay with the team that built them.
