Villas built to a programme you can plan a move around
New villas, compounds and residential buildings, built to approved drawings with finishes chosen against samples before anything is ordered. What arrives on site is what you picked.
If you already have a consultant, we build to their drawings and coordinate inspections with them. If you do not, we can point you to consultants we work with regularly and manage the submission for you.
- Ground floor, G+1 and basement villas
- Extensions, majlis, roof rooms and additional floors
- Boundary wall, gate house, driveway, pool and landscaping

Other services
How the work runs
Plot visit and brief
We walk the plot, check access, levels and service connections, and talk through how the family will actually use the house.
Drawings and approvals
We build to your consultant drawings or arrange them, then handle the municipality submission and permits.
Structure and blockwork
Foundations, concrete frame, blockwork, plaster and waterproofing, with progress photographs every week.
Finishes and handover
Tiles, joinery, paint, AC and fittings installed against the approved samples, then snagging and handover.
Living with the result
- A snag-free walk-through before the final invoice
- A defects liability period after handover
- Warranties on installed equipment and systems
- An optional annual maintenance contract, so the AC, plumbing and paintwork stay with the team that built them
Four things that decide how a build goes
Most problems on a UAE site come from the same places: a scope nobody wrote down, a price that moves, a crew that changes every week, and a contractor who stops answering after handover. We run projects to close those gaps.
A scope you can hold us to
Quotations come as a bill of quantities with materials and brands named, so you can compare our price with anyone else’s on equal terms. Variations are priced and approved in writing before the work happens.
Our own crews on the critical trades
Concrete, blockwork, plaster and finishing are done by our own labour, not passed down a chain of subcontractors. MEP, joinery and civil-defence systems go to specialists we work with repeatedly.
One engineer, start to finish
The same site engineer runs your project from mobilisation to handover, sends weekly progress photographs, and is the person you call when something needs a decision.
Approvals and paperwork handled
Drawing submissions, permits, NOCs and inspections are managed by us, and the job ends with as-built drawings, test certificates and warranties in your hands.
Common questions
How long does a villa take?
A straightforward G+1 villa is usually a 10 to 14 month programme from mobilisation to handover, depending on size, basement, finishes and how quickly approvals come through. You get a dated programme with the quotation.
Can we choose our own tiles and fittings?
Yes, and we prefer it. Finishes are selected against samples and confirmed in writing before ordering, so there are no substitutions on site.
Do you build extensions to an existing villa?
Regularly. Extensions need structural checks on the existing building and a separate approval, both of which we handle as part of the scope.
