We act as main contractor for new buildings, taking responsibility for the whole job: programme, trades, materials, inspections and handover. One contract, one engineer, one company answerable for the result.

Work is priced from consultant drawings as a bill of quantities, or on a lump-sum basis for smaller buildings where the scope is fully defined. Either way you approve the scope and the price before we mobilise.

How the work runs

Drawings and take-off

We price from your consultant drawings, measuring quantities line by line rather than estimating a rate per square metre.

Contract and programme

Scope, payment stages and a dated programme are agreed before mobilisation, with variations priced in writing as they arise.

Structure and envelope

Excavation, foundations, concrete frame, blockwork and waterproofing, with inspections booked at each stage.

Finishes and handover

Second fix, finishes, testing and commissioning, then snag closure and the completion certificate.

Quotations come as a bill of quantities with materials and brands named, so you can compare our price with anyone else’s on equal terms. Variations are priced and approved in writing before the work happens.

Our own crews on the critical trades

Concrete, blockwork, plaster and finishing are done by our own labour, not passed down a chain of subcontractors. MEP, joinery and civil-defence systems go to specialists we work with repeatedly.

One engineer, start to finish

The same site engineer runs your project from mobilisation to handover, sends weekly progress photographs, and is the person you call when something needs a decision.

Approvals and paperwork handled

Drawing submissions, permits, NOCs and inspections are managed by us, and the job ends with as-built drawings, test certificates and warranties in your hands.

Common questions

Do you price from drawings or from a site visit?

Both. Drawings give us the quantities; the site visit tells us about access, ground conditions, services and anything the drawings do not show. We need the second one to give a price that holds.

Who deals with the municipality?

We do. Submissions, permits, NOCs and inspection bookings are part of the contract, and we keep your consultant in the loop at every stage.

What if the scope changes mid-project?

Variations are quoted and approved in writing before the work is carried out. Nothing gets added to the final invoice that you have not already seen and agreed.
